Two-Storey Welfare & Office Hub New 350-Apartments Development in East London.

The challenge

Stratford Cross, on Westfield Avenue, is one of East London’s major residential schemes. London Square is delivering 350 homes across two towers, sharing space for build-to-rent apartments and affordable housing, along with ground-floor commercial and community space.

With a site of this scale and several teams working across it, London Square needed welfare and office space that could keep up with the scheme. Rather than scattering facilities across separate units, they required site management, office staff, and welfare all under one roof, with toilets, kitchen, canteen, offices, and a meeting room all fitting comfortably into a compact footprint.

The solution

We provided a bespoke 7.2m x 9.8m modular building, arranged as a 4-on-4, two-storey solution.

Internal glazed partitions run throughout, maintaining an open layout while giving each area its own space. Toilets, a kitchen, and canteen facilities are joined by dedicated offices and a meeting room for the management team, all within one building.

Having a two-storey space gave London Square everything they needed without using up any more of the site, keeping welfare, office, and meeting areas close enough together to move between with ease throughout the day.

Delivery & Install

As with all of our modular buildings, the units were manufactured off-site in a factory-controlled environment before being transported to Stratford Cross ready for install. Building the units this way meant the structure could be delivered and connected up on site with minimal disruption to the wider construction programme already underway across the development.

Once in place, the two floors were linked with external stairs, and the building was ready to go. As a result, London Square’s teams had a straightforward base to work from on site.
