The challenge
Billericay School was forced to close part of its main building after structural issues were identified, caused by the presence of Reinforced Autoclaved Aerated Concrete (RAAC). With areas of the school deemed unsafe and students being taught off-site, a rapid solution was urgently required. The school needed high-quality temporary classrooms that could be delivered quickly, provide a comfortable learning environment, and support continuity in education while long-term remedial works were underway.
The solution
Maxi Space supplied eight modular classrooms, each made up of four modules and providing 640 sq ft of internal space. The classrooms were designed to offer a bright, inviting learning environment, supported by Maxi Space’s Premier build specification featuring high-quality finishes and a 2.54m internal ceiling height to maximise natural light and create a spacious feel.
Although intended as temporary accommodation, the buildings have a design life of 20 years, allowing them to be maintained, moved, or repurposed elsewhere on site as needed. To support budget flexibility, the school opted for an initial hire term with the option to purchase later, to enable a significantly lower upfront cost and the opportunity to expand further. Billericay School has since requested four additional classrooms.
Delivery & install
From first contact to completion, Maxi Space delivered and installed the new classrooms within four weeks. The rapid turnaround minimised disruption and allowed students to return to on-site learning quickly, ensuring the school could operate safely and effectively during the building repair works.
