Two block London housing solution

The challenge

The E1W Limehouse area has undergone steady residential growth, but much of the local infrastructure remains underdeveloped. With increasing demand for affordable workspace, retail, and food, North London needed a project that could support small start-ups and help revitalise an area still marked by run-down sections. The objective for Butcher’s Cross was to create an accessible destination and community hub, providing modern, flexible accommodation for emerging businesses while emulating the successful ‘box park’ style developments seen elsewhere in London.

The solution

Maxi Space designed a modular layout made up of two blocks, each formed from two self-contained modular units. Every unit functions independently and provides a comfortable, well-insulated internal environment suitable for retail or office use. The modular approach gives tenants a practical, adaptable space that can evolve, with internal layouts that can be reconfigured without major disruption. The design supports long-term usability while remaining cost-effective and accessible for small businesses.

Delivery & install

The full build programme is scheduled across 30 weeks, covering design development, manufacturing, delivery, installation, and final finishing. The modular approach ensures an efficient, well-coordinated process, allowing the new retail and workspace units to be completed to a high standard and ready for occupation within the agreed timeframe.
