The Maxispace approach. Partnering
through the RIBA Plan of Work.

At Maxi Space, we utilise a structured, transparent process that aligns directly with the Royal Institute of British Architects (RIBA) Plan of Work. This globally recognised framework ensures your modular construction project is delivered efficiently, on time, and to the highest standards, from initial concept to final handover. Our integrated approach leverages the speed and quality of modular building at every stage.

This is where your vision meets our expertise. We begin by clearly defining the project outcomes and business case. We thoroughly investigate your needs, spatial requirements, budget, and desired timelines.

Maxi Space Focus: We introduce the core benefits of our modular solutions, establishing how they best fit the Strategic Brief and can be integrated with your existing estate. We assess feasibility to ensure the project is viable and sustainable from day one.

Working closely with your team, we develop the core architectural concept. This involves exploring initial design options, massing studies, and spatial layouts.

Maxi Space Focus: We translate the brief into a modular design solution. We confirm the sizing, floor plans, and elevation aesthetics, ensuring the design meets all performance requirements while leveraging the efficiencies of off-site manufacturing. We provide early cost certainty based on the chosen modular approach.

The design is finalized, coordinating all architectural, structural, and building services information. This stage is crucial for ensuring the design is technically robust and compliant.

Maxi Space Focus: This is where we maximize Design for Manufacture and Assembly (DfMA). Our in-house consultants ensure every component is optimized for factory production. We finalize all technical specifications and manage the planning submission process, preparing the detailed technical design for factory production.

This stage produces all the necessary technical information required for the construction and assembly of the modular units, both in the factory and on-site.

Maxi Space Focus: This phase marks the start of off-site activity. We issue detailed manufacturing and construction information to our factory. Quality control begins immediately on the production line, while our groundworks team simultaneously prepares the site for the units.

The main construction work takes place, split between the controlled factory environment and the prepared site.

Maxi Space Focus (Factory): Units are built concurrently in a quality-controlled environment, protected from the elements. This significantly reduces the project timeline.

Maxi Space Focus (Site): Our dedicated Build & Install team manages the site works, including foundations, services connection, and the swift, precise installation of the pre-fabricated modules.

The building is commissioned, fully tested, and legally handed over to you, the client.

Maxi Space Focus: We ensure all units are fully snag-free and commissioned. We provide comprehensive Operation & Maintenance (O&M) manuals and training to your facilities team, ensuring a smooth transition into full use of your new Maxispace building.

The building is occupied and operates as intended.

Maxi Space Focus: Our commitment extends beyond handover. We conduct post-occupancy evaluations to measure the building’s performance against the initial brief, offering ongoing support and maintenance services to ensure your Maxi Space building performs optimally for its entire design life.

This stage addresses the building’s end-of-use at its initial location, capitalizing on its modular design for either removal or relocation.

Maxi Space Focus: We facilitate the modular advantage of ‘Lift and Shift.’ Upon decommissioning, our team can efficiently dismantle and remove the units for disposal or, crucially, repurpose and relocate them to a new site to meet future needs. This provides maximum asset flexibility, reduces waste, and allows you to redeploy your investment seamlessly.
