The challenge
The Rose Meadows development by Taylor Wimpey required a welfare and office setup to support daily site operations during construction.
The accommodation needed to bring together office space and welfare provision in a single and organised layout. With there being multiple construction trades on site, including site management teams and subcontractors, the setup needed to provide a clear separation between functions whilst remaining practical to use throughout the day.
Space also needed to be used efficiently, with welfare, office, and subcontractor facilities provided in a way that supported site activity without becoming fragmented or difficult to navigate.
The solution
Maxi Space supplied a two-storey, 6-on-6 modular solution for staff accommodation, configured to meet both office and welfare functions within a single structure. The building was completed in the client’s specified colour scheme, including the external purple detailing shown across the site.
The ground floor was made for welfare use, as a kitchen and canteen for 48 people was provided, along with male and female toilets.
The first floor was arranged to provide office space, including an open-plan office with desks, a separate office space with four desks, a single office, and a meeting room. The first floor also came with male and female toilets, along with a kitchenette.
External stairs were provided to maintain access between the ground and first floors.
Internally operated roller shutters were installed within the building, along with heat and cool air conditioning systems, which support daily comfort and efficiency. PIR LED motion sensor lighting was added to improve energy efficiency across both floors.
In addition to the main building, a separate subcontractor unit was installed, which included two linked containers, with the lower unit configured as a drying room.
Delivery & Install
The welfare facility was delivered as modular units and assembled on site to form the two‑storey building, with units prefabricated in a factory‑controlled environment before delivery.
Installation involved positioning the main 6-on-6 modular solution, adding the external access stairs, and setting up the separate subcontractor unit on site.
Once everything was in place, the layout created a straightforward setup that was easy to use, with the welfare and office areas arranged so that the main building could support daily on-site use.
