Eight‑Bay Modular Workspace Built to Support St Joseph’s Long‑Term Operations

The challenge

St Joseph needed a modular solution that could support a long-term infrastructure project running over 25 years. It had to accommodate office space, meeting rooms, welfare areas, showers, changing rooms, and specialist rooms in a single practical layout. There was also a requirement for glazed partitions in certain areas, complete with compliant manifestation for safety and visibility.

The solution

We delivered an eight-bay modular building that fits all these spaces into a clear, easy-to-use layout. Offices, an open-plan workspace, meeting rooms, and a boardroom give the team at St Joseph plenty of room to work.


Welfare spaces, including male and female toilets, an accessible toilet, showers, changing rooms, and a first aid/prayer room, support staff daily. Glazed partitions were installed where specified, finished with an opal frost manifestation to meet safety requirements and keep a professional look.


Technical services such as electrics, plumbing, lighting, heating, and air conditioning were incorporated into the design, with routes mapped out from beginning to end. The internal finishes feature durable materials, including vinyl-faced walls, non-slip vinyl flooring, and carpet tiles in office spaces.

Delivery & Install

The building was delivered as a coordinated eight-bay setup, making on-site connection and commissioning straightforward. The glazed partitions were fitted during the internal work, with the manifestation added also.

Everything came together cleanly, leaving the building ready for long-term use.
