The challenge
Ras Al-Khaimah’s growing hospitality and tourism sector requires fast, flexible accommodation solutions for both leisure staff and visiting families. Traditional construction methods are too slow, costly, and disruptive to keep up with rising demand.
Operators need a way to deliver high-density staff housing and affordable, design-led family villas while maximising land use and ensuring comfort, safety, and long-term durability.
The Maxi Space team produced a RIBA, Stage 3 conceptual solution for this project in the Middle East.
The solution
Maxi Space developed a modular accommodation concept designed to meet these evolving needs.
This approach includes:
Leisure Staff Accommodation
A scalable, two-storey block providing:
- Shared living/dining areas
- Shared bathrooms
- Capacity for up to 28 staff members per block
Affordable Family Villas
A three-storey villa concept offering:
- Two 1-bedroom apartments
- Two 2-bedroom apartments
- One 3-bedroom apartment
- Open plan layouts and a private balcony
- A heat protective mesh that acts as a barrier to intense solar rays
These concepts show how operators can provide quality accommodation quickly, efficiently, and at scale.
Delivery & Install
This concept proposal is built around rapid offsite manufacturing, enabling:
- Fast, low-disruption installation
- Transport efficiency using standard shipping-container footprints
- RIBA-aligned project management for predictable delivery
- The ability to relocate, reconfigure or expand buildings as needs evolve
