Affordable housing solution in Hertfordshire.

The challenge

A Borough Council in Hertfordshire sought a fast, flexible housing solution to support 650 families currently without permanent accommodation. With two potential town-centre sites available, the council required support in scoping viable development options. The accommodation had to be delivered quickly, remain cost-effective within tight public-sector budgets, and offer the flexibility to be moved or repurposed as future plans for the town evolved.

The solution

Maxi Space designed a modular residential complex capable of providing self-contained 1 and 2-bedroom apartments suitable for both individuals and families. The scheme consists of three multi-storey buildings. Two of them were three-storey blocks, and one two-storey block. They were arranged to form both accommodation and shared community spaces. Each apartment is created from 2 or 4 modules, providing generous internal layouts with the comfort, specification, and finish expected from a modern home.

The complex was engineered with high thermal performance using a combination of mineral wool and PIR insulation in walls, ceilings, and floors. Extended ceiling heights further enhance internal comfort and create a sense of openness. Importantly, the modular design supports rapid installation, aligns with the council’s budget constraints, and allows the buildings to be relocated or adapted should either site be regenerated in the future.

The approach ensures minimal disruption to the surrounding town centre while providing a scalable housing solution that can be reconfigured or moved as the council’s long-term regeneration plans progress.
