The challenge
JSP required a new, modern depot building to support an increase in business activity at their Oxfordshire site. The facility had to accommodate both office staff and site workers while improving workflow, comfort, and site security. They needed a dependable, cost-efficient solution that provided high-quality internal environments, including improved heating, air quality, and secure access control.
The solution
Maxi Space designed and delivered a 12-bay, two-storey modular building, engineered to meet JSP’s operational needs.
Key features included:
- An internal staircase plus an external emergency exit staircase equipped with a push-bar system
- HVAC system providing effective, energy-efficient heating and air quality management
- Access control system ensuring reliable site security
- Ground floor layout with a single main entrance leading to:
- Ground-floor office
- Store room
- Two toilets
- A spacious open-plan canteen fitted with a 3m worktop and kitchenette
- First floor offering a 640 sq ft open-plan office area with access to a double office featuring full-length glazed panels for natural light and views across the depot
- Upgraded walls, roof, and floor insulation throughout, built from standard height bays (2340mm internal height)
Before building installation, Maxi Space handled all preparation and groundworks, including semi-excavated and surfaced piers, service trenching, and supplying and installing a septic tank with a suction hose for waste management.

The delivery and installation process was highly efficient:
The entire installation process ran smoothly with no major obstacles, coordinated by Project Manager Paul Craudwell
Delivered and landed in one day, using Artic vehicles to allow us to deliver in six loads. This approach cut transport time and minimised environmental impact
Installation completed in three days, including additional services such as laying carpet tiles in the first-floor office, which came as an upgrade to our standard vinyl finish
